Real Estate Web Design: What Works?

We have designed quite a few web sites for both individual Realtors and for real estate firms. Each Realtor has special needs and features that they want. The key requirements for Real Estate Web Design center around three basic factors.
First the website has to bring in traffic by being easily found on the search engines. Second, the visitor has to find valuable information so they are willing to stay and look through the website. Third, you need to have the visitor leave their contact info so the Realtor can have a chance to sell their services.
Search Engine Optimization
Bringing in a steady stream of visitors is the most important to the client and why they normally first come to talk to us. Prospecting is a never ending job in Real Estate and the website should be one of the primary tools that Realtors use. The really effective websites are designed for SEO. Many Realtors have a website that is generated from an on-line template system and these are difficult to get results on.
Features
Visitors that come to a real estate site are looking for information. Buyers want to see available area listings, and if they are relocating, they want links to all sorts of area information such as maps, schools, employment and community information. Sellers want to get a house valuation and a chance to see how the Realtor markets their properties.
Lead Generation
You have to give visitors a reason to leave their contact information. There has to be a strong call to action so the visitor can become a prospect. It could be an offer for a more complete price opinion, printed information on how to prepare a home for sale or a home relocation packet for out of area prospects.
Combining these three factors makes for an effective and business building website.
